Is it a good time to buy a house in San Diego?

Nobody can promise prices or rates. What you can measure is this: in 10 of the 13 San Diego neighborhoods I track, there are under 3 months of homes for sale, so good homes still sell quickly.[1] The average 30-year rate is 7.32% (week of Oct 22, 2026), up 1.13 points from a year ago.[2] The right time is when the payment fits your budget and you plan to stay at least a few years.

How much is for sale, neighborhood by neighborhood

Months of supply is how long the current listings would last at the recent pace of sales. In my reports, under 3 months reads as a seller's market and over 5 as a buyer's market.

Tightest: Clairemont & Serra Mesa, San Carlos, Santee, Mira Mesa, North Park, La Mesa, Chula Vista (west), Eastlake & Otay Ranch, Oceanside, Escondido. Expect competition on well-priced homes there.

What a rate change is worth

On a $885K home (Mission Hills & Hillcrest's median) with 20% down, principal and interest is $4,900 a month at 7.32%. If rates fell a full point, it would be $4,400, about $500 less a month. That's real money, but if prices rise while you wait, it can disappear. Refinancing later is possible, but it isn't free and rates may not fall.

Questions that matter more than timing

Related questions

Will San Diego home prices drop?

I don't predict prices, and anyone who does is guessing. What I track is supply: when homes sit and inventory builds past about 5 months, sellers start cutting. Right now 0 of the 13 neighborhoods I follow are there.

Should I wait for mortgage rates to come down?

Each point lower saves about $500 a month on a $885K home with 20% down. Waiting only pays if prices don't rise while you wait. If the payment works today, buying now and refinancing later if rates fall is one option, but refinancing has costs.

Is it a buyer's or seller's market in San Diego?

It depends on the neighborhood. 10 of the 13 I track have under 3 months of supply, which favors sellers. See the table above for each one.

What is the average mortgage rate right now?

Freddie Mac's survey put the 30-year fixed average at 7.32% for the week of Oct 22, 2026. Your rate depends on your credit, down payment and loan type.
